⦁ Condition survey of the roof and roof level elements;

⦁ Advice on implications under the Lease and the Section 20 Process of the Landlord and Tenant Act 1985

⦁ Obtain planning permission from the local authority for external alterations
⦁ Manage a competitive tender process and set up contracts between the successful contractor and the client.
⦁ Managed the works on site through to completion with weekly inspections of the progress and quality of the works to ensure compliance with the client’s requirements;
⦁ Provide regular progress and cost control reports to the client.
⦁ Agree final account
The project involved replacing the original slate covered pitched roof coverings to the mansion block with new Welsh natural slate, insulated and ventilated to the appropriate building regulation requirements. Flat roof coverings were refurbished, insulated and recovered with asphalt and lead detailing. Other roof level elements including parapet gutters, chimney stacks and joinery were overhauled and repaired to ensure a long-term service life.
Northwood Carter provided a full scope of Building Surveying services to the client from our initial survey through to agreeing the final account with the clients chosen contractor.
Through our role both upfront in the design and specification phase and during the construction phase, the project was completed within the original contract sum and to a high standard meeting the client’s requirements.
