Many building projects throughout England and Wales, particularly in urban areas, are affected by the Party Wall etc. Act 1996. The Act imposes statutory obligations on those who are proposing to undertake certain works and affords protection to affected adjoining owners and occupiers.
At Northwood Carter we have extensive experience in advising both those proposing to undertake works and neighbouring owners of the implications of the Act whether works are planned or already underway.
The type of building work covered by the Act is wide ranging and includes; works to a Party Wall and/or Party Structures, building works close to a boundary line and certain works of excavation within three and six metres of an adjoining building or structure.
We provide a full range of services, often acting as party wall surveyors for building owners, adjoining owners or in certain circumstances, as an agreed surveyor for both sets of owners. All of our party wall surveyors are members of the Pyramus and Thisbe Club and were appointed we will agree the timing and manner of the works together with any other relevant matters arising as a consequence of the works.
The Act is often considered to be a burden and we pride ourselves on being able to help the parties fully utilise the benefits of the Act in a timely and effective manner.
